This is a request question from one of our HVAC customers experiencing indoor mold issues:

Can the Heat Pump’s Location Under the Deck Cause Bacterial Growth on Items Inside the Home?

Direct Cause:
The physical location of the heat pump (outdoor unit) under your deck is not a direct cause of bacterial growth on items inside your home.

However, there are some indirect factors to consider:

Impaired Airflow: If the heat pump is too close to the deck above or has limited open space around it, it may not be able to release heat efficiently. This can reduce its ability to cool and, more importantly, dehumidify your home’s air.

Reduced Dehumidification: When an HVAC system cannot remove moisture effectively, indoor humidity levels can remain elevated. High humidity is the primary condition that allows bacteria and mold to grow on surfaces, furniture, clothing, and other items throughout the house.

Main Factors Contributing to Bacterial Growth in Your Home:

High indoor humidity (often above 60%) is the main reason for bacterial and mold growth on household items.

System age and maintenance: An 18-year-old, dirty, or underperforming system—especially one using outdated R22 refrigerant—often cannot dehumidify properly.

Ductwork issues: Dirty or contaminated ductwork can distribute moisture and microorganisms throughout the home.

Today’s Duct Inspection: Why Sometimes Replacement Is the Best Solution

Today, we visited a home where the homeowners requested a routine air duct cleaning. Before starting, we carefully examined the ductwork and quickly discovered a serious issue — severe microbial growth.

The system in question used a type of ductwork called duct board, which is fiberglass-lined. Unfortunately, this material can harbor bacteria and biofilms that are deeply embedded, making cleaning an ineffective and potentially harmful solution.

We explained to the homeowners that attempting to clean this type of ductwork wouldn’t be a wise choice. It’s often a shock when clients learn that their problem is much more severe than they initially thought, especially after investing in a cleaning service.

Here’s why:
Treating bacterial growth in fiberglass-lined ductwork is limited in effectiveness and can even damage the lining. In many cases, the best solution is to replace the ductwork entirely — removing the contamination at its source, improving indoor air quality, and preventing future issues.

If you ever suspect microbial growth or other issues in your HVAC system, it’s important to get a professional inspection. Sometimes, the most effective fix is a replacement instead of a cleaning.

Central Air of Virginia – HVAC System Correction & Condensate Drain Optimization | August 18, 2025

On August 18, 2025, technicians Bobby and Josh arrived promptly within the scheduled appointment window to address a condensation drainage issue related to the HVAC system in the customer's crawl space. The primary concern was water accumulation due to an improperly installed and uneven air handler, which was causing drainage and condensation problems.

Scope of Work & Improvements:

Condensate Pump Replacement and Leveling

Replaced and properly leveled the condensate pump.
Wired the condensate pump to the load side of the air handler’s 60-amp double-pole breaker to ensure reliable operation and safety.

Air Handler Re-Installation for Proper Drainage

Installed 3/8-inch threaded rod and Kendorf absorbing pads to securely hang and level the air handler from the floor joists.
Pitched the air handler to achieve an adequate slope, ensuring efficient water flow from the primary drain to the condensate pump.

New Primary Drain and Trap Installation

Installed a new primary drain line and trap with a cleanout for easy maintenance and inspection.
Ensured the entire drainage system complies with manufacturer specifications.

System Testing & Validation:

Ran over 5 gallons of water through the trap to verify proper operation of the condensate drain and pump system.

Operated the system for an extended period to confirm effective drainage and proper self-activation of the condensate pump.

Conducted a thorough analysis to confirm all aspects of the installation were correctly addressed.

Outcome:
The HVAC system is now functioning optimally with proper drainage, preventing water accumulation and potential damage. The system is operating smoothly at this time.

Additional Note:

The dehumidifier (120V plug) is wired to the crawl space lights. If the crawl lights are off, the dehumidifier will also be off.

Let me start by saying that I am a local residential construction project manager with over 25 years of experience. Even with all of my contacts, this was the only company that answered the call. They worked with my extremely busy schedule. I wanted to make sure I was home well, because I don't trust anyone. Josh and Bobby (service technicians) showed up on time ( very difficult thing to find now) and were very professional. They kept me informed through the whole process. They diagnosed the problem within minutes. The replacement part was under warranty and they took care of that for me. The part was received the same day and they had everything up and running the next. Troy (service manager) is amazing to work with. I just don't deal with this level of professionalism every day. Oh, I left my wife to deal with everything the 2nd day. That says it all. Thanks again, Josh, Bobby and Troy.
