Very interesting data from the all knowing Ryan Lundquist regarding the current status of the housing market in the area. Demand is way down due to high rates, however home owners with low rates are not selling because of the now increased cost to buy at current prices. So it ends up being quite competitive still just on a smaller scale.

Sellers are hibernating. It's been striking to see sellers sitting back so far in 2023, and it's really starting to create more competition for buyers. Let's talk about it. STAT: In early 2009 in Sacramento County 84.2% of sales were either bank-owned or short sales, and today that's 0.38% of sales.

Hey guess what? Houses are still on the market and still selling. It's not the frenzy of the last two years, but there are many good reasons people still need or want to move. This is why today's cooling market is nothing like 2008-09. Nothing goes straight up forever.

Distressed sales hardly exist. They're just not a thing in today's market. It's amazing to look back at Q1 2009 though to see 84% of all sales were either bank-owned or short sales.
