🌍 These webinars are usually shared only in private CIPS groups, but I believe good knowledge should travel far, so I’m spreading the word.

👋🏼Even if you don’t have your CIPS designation yet, you can still sign up and learn. Each session expands your cultural intelligence, sharpens your global perspective, and helps you better serve diverse clients, because let’s be honest, real estate isn’t one-size-fits-all.

💡 We are unique. The more you understand other cultures, the more powerfully you can show up for your clients.

📚 And if you’re ready to go all in: the Emerald Coast Association of Realtors is offering the full CIPS course this September for just $350 (normally $650). It’s available in-person or virtually, and we’ve got hotel discounts if you’re traveling!

DM me with questions or if you’re ready to start thinking, and working globally. 🚀

As a CIPS-designated professional deeply tuned into cross-cultural dynamics, here’s the straight talk:
International buyer activity in U.S. real estate has surged, up 33.2% over the past 12 months (April 2024–March 2025), the first jump since 2017. Florida remains the magnet, capturing a 21% share of these foreign purchases, compared to California at 15%, Texas 10%, New York 7%, and Arizona 5%.
If you’re buying or selling, be it here in Destin or abroad, don’t go solo. Team up with someone who brings more than just MLS listings, I bring cultural intelligence, fluency in negotiation styles, and nuance in global buyer expectations. That’s what delivers real value in transacting across borders.
💡 Bottom line: The market’s wide open, international buyers are growing strong, and partnering with a truly culturally smart CIPS pro isn’t just a nice-to-have. It’s your competitive edge.

Every year, our city comes together for the Week of Blessings, and I’ve been attending for the past few years now. It’s such a beautiful experience. I wanted to share some highlights that stood out to me because they reach out beyond just the church walls. They encourage our entire community to come together in faith, action, and love, and I think that’s unique these days.

Wednesday was the Blessing of the Marketplace, and it was powerful. Hearing several pastors from different local churches pray over every business in our city was breathtaking. No one was left out; every single business was lifted in prayer, and you could feel God’s presence in every word. 🙌🏼 (The pics are just a couple I managed to snap, in the slides, every industry was included and covered in prayer.)

Thursday was the Blessing of the Fleet. As many of you know, Destin used to be called “The World’s Luckiest Fishing Village.” It’s not exactly a village anymore 😄, but the fishing is still amazing! (To be honest, I used to think fishing was boring, but after becoming a boys’ mom, now you’ll catch me out there reeling in and having the best time. 🎣💙💃🏻)

And today is all about Random Acts of Kindness. So please smile at a stranger, call someone you haven’t talked to in a while, or simply be kind to yourself. 🌸
I’ve already received two unexpected acts of kindness that filled my heart. First, a sweet colleague from Texas, someone I’ve only spoken to twice and never even met in person, called me for a quick business question. But before we hung up, she paused and prayed over me. She didn’t have to. She doesn’t really know me… but felt led to it, and it touched me deeply. Then, one of my boys came to me out of nowhere, sat on my lap, and said, “Thank you for all the things you do for us.”🥹 Moments like these remind me that God uses people, even strangers, and little ones, to show us His love in the most unexpected ways. Now is my turn 😊

Last night, we enjoyed another beautiful performance by the Sinfonia Gulf Coast, followed by a stunning drone show to honor Memorial Day.

This is my 21st year living in this country, and I’ll be honest: When I first arrived as an immigrant, Memorial Day didn’t mean much to me. I didn’t grow up with it, and I didn’t fully understand the weight of what it stood for.
But now, as a mom raising my boys here, it hits completely different. ✨

I’m deeply grateful for the men and women who gave their lives for the freedom and peace I get to enjoy today; freedom they fought for without even knowing me. That kind of sacrifice humbles me…and reminds me of the responsibility I carry now, not just as an American by choice, but as a mother raising the next generation to understand, honor, and value that freedom.
Thank you will never be enough. 🪴

And a big shoutout to the pilot who, even after the show, took the time to answer all of my boys’ questions about drones. It made their whole night!
We forgot to ask your name, but Sir, Thank you for sharing your time and for continuing to fuel their curious young hearts✌️🏼

from Florida Realtors Mid-Winter Meetings back in January! ⏰ Life moves fast, and honestly, social media doesn’t always make the cut on my priority list. But better late than never!

Mid-Winters was an intense three days filled with state meetings covering everything from global and commercial real estate to public policy and homeownership advocacy. The Florida market update was a must, and Donald Miller’s talk got me so pumped that I’m adding his books to my reading list!

Of course, the best part was the networking! I met so many new colleagues, but, just like Ash finding a rare Pokémon, I was beyond excited to meet three Peruvian realtors from South Florida Always growing my network, not just across the state but across the world. These connections are what make events like this so meaningful to me!

One thing I truly appreciate about Florida Realtors is how approachable the leadership is, especially during these sessions. I also attended the official inauguration, where our leaders took their oath to serve both consumers and us. President Tim Weisheyer’s installation was especially moving. Before that night, I knew him as the man in the tie, but in that moment, I saw another child of God, another human, just like all of us, fighting the fight.

Mid-Winters left me inspired, motivated, and reminded that in this business, it’s not just about transactions; it’s about people, connections, and the impact we make.

Migration is more than crossing international borders; it’s any significant change in your life journey. Migration is deeply rooted in change, from moving to a new house when you were a kid to transitioning to a new state after high school, relocating after getting a new job, or even embracing personal growth. Did you know the Greek origin of the word ‘migration,’ which means ‘to change’?

On this International Migrants Day, remember that you don’t have to look far to see a migrant; just glance in the mirror.

As a first-generation immigrant to the United States, I’m beyond grateful to call Destin my home. It’s where my boys are growing and where I’m growing, too, personally and professionally.

Funny fact: Destin and I both turned 40 this year! We’ve both migrated, evolved, and continue striving for more.
Like Bruno Catalano’s sculptures, migration shapes us, leaving parts behind while creating space for something new.

Whether buying your first home, upgrading to your dream house, or relocating for a fresh start, let me help you navigate your next real estate move. It would be my honor to serve you.

Growing up in the 90s, watching Mexican and Brazilian soap operas in Peru, I picked up on the idea that women couldn’t trust each other. Rivalry, gossiping, and backstabbing seemed to be the norms instead of collaboration. So, when I first heard about the Women’s Council of Realtors in 2022, I was a bit hesitant. The thought of joining a group focused on “just women” felt uncomfortable and even a little “itchy.”

My first event was actually when I was invited as a guest during election time, and to be honest, I didn’t quite grasp what WCR was all about. But my second event was a lot better, and by the third one, I knew I wanted to become a member! Every woman in WCR has taught me so much about resilience, teamwork, and the incredible strength of a supportive community. They really opened my eyes to the beauty of women lifting each other up and celebrating one another’s victories.

Today, I was super excited to celebrate my dear friend as she steps into the role of President for 2025! Her radiant smile and infectious laughter always brighten my day, especially during tough times. She, along with every wonderful woman in WCR, has been a big part of my personal and professional growth and has helped me shake off those old beliefs. I’m so proud to be part of WCR and extremely thankful for how this experience has changed my life.

On top of that, I’m honored to share that I’ve been named the 2024 Humanitarian of the Year! Being recognized by such strong, inspiring women is a moment I will treasure. It truly reflects the magic that happens when you find your tribe with people who empower you, celebrate your successes, and help you rise above challenges.

To anyone still on the lookout for their tribe, go to your Local WCR! You will find gems, and your journey will become more than just about success; it’ll be about shared strength, growth, and joy.
