Most people think deck damage happens gradually. (It can...)

BUT, it can happen in one afternoon.

I've worked with homeowners who put real time and money into maintaining their deck, only to need a full replacement 18 months later. The issue wasn't effort. It was sequence.

Here's how it usually goes wrong:

1. Pressure washer with too much PSI strips the wood fibers.
2. They skip cleaning because the deck looks fine.

A lot of buyers are stuck refreshing apps right now. I get it. It feels like the market is hard to read.

But here’s what Zillow won’t tell you:
👉 Time on market matters. At 51 days, sellers start to feel pressure. That’s when conversations open up around price, repairs, and credits
👉 Price cuts are rising. Not just small ones. Around $40K on average for many sellers who adjust. That shows motivation
👉 Inventory is improving. You have more options now. That brings relief because you can slow down and think clearly
👉 Overpriced homes are sitting and coming back. Those sellers are usually more open to making a deal

There’s a lot of noise out there right now. That creates stress for buyers trying to figure out timing.

People keep using the word "crash." That's not what I'm seeing.

What's actually happening right now:

• Buyers are slowing down and thinking things through
• Sellers are adjusting on price and timing
• Homes are sitting longer, which gives buyers real options
• Well-priced homes are still moving
• Inventory is up, which means less chaos for everyone

This is a reset. Not a crash. Not a freeze.

Mocha doesn't ask for much. Just a good patio and someone to sit with.

These photos are my grandkids and their dog; piled in the backseat, sitting on the back step at golden hour. Looking at them, it's easy to picture what a Saturday could look like. Nowhere to be. Just outside, together, somewhere that actually welcomes you.

I don't have a dog. But I've spent enough time watching this family with Mocha to have strong opinions about where you can actually bring one.

Not the places that technically allow dogs but make you feel like you're breaking a rule. The ones where the water bowl is already out when you arrive.

Three spots worth knowing in Salt Lake:

- wide open patio, never feels crowded, good if you're bringing a group and want everyone to have real space

- casual energy, solid drinks, the kind of place where nobody looks twice at your dog

- fireplace patio, slower pace, perfect for when the day needs a proper ending

This is part of what I think about when I think about living well here. Not just the home. The Tuesday evening after a hard day. The Saturday that could go exactly like this.
