Helping homeowners across the nation sell fast 🙌
Visit online for a no obligation quote🏘 How? Surely selling should be hassle free?

British Homesellers' vision is to evolve into the leading outlet to help home sellers sell their properties for as close to market value as possible. By buying their properties directly to avoid estate agents. As you would suspect this is no easy vision to accomplish!... So currently to work towards this vision we operate two services, a traditional home-buying service and a national online/hybrid estate agency geared around quick managed turnarounds. Service 1: Where we purchase a customer's property now, typically at circa 85% of value. Service 2: Where we manage a quick sale targeting and prioritising buyers and investors in immediate and attractive positions to purchase. Currently we are among the top 10 largest online/hybrid agents across the UK. There are no tie-ins and we will always operate no, sale, no fee. We intent to disrupt how the majority of homeowners view selling a home. We believe it makes no sense that selling a property is often classed the most stressful ordeal. For example imagine being able to sell your home today for 95%? That is our vision.

Do estate agents still need high-street offices?

Nicola Walker raises an interesting point about how the property market has changed.

She explained that when dealing with other agents, she'd encountered restrictions on which online platforms they would use to advertise her property.

Some seemed to place considerable importance on traditional methods, including For Sale boards.

But Nicola recognised that buyers increasingly search for properties online.

They can sit at home, browse listings on their phones and arrange viewings without ever visiting an estate agency office.

And that raises an important question.

If buyers are searching online, shouldn't estate agents be focusing their efforts on reaching them there?

Of course, physical offices still have a place for some customers.

But having a prominent high-street location doesn't automatically mean a property will receive better marketing.

At British Homesellers, our approach is built around modern property marketing and supporting homeowners through the selling process.

👇 Would you choose an estate agent based on their local office, or how effectively they market your property?

🏡 **7% MORE HOMES FOR SALE. 7% FEWER SALES AGREED.**

**What does this mean if you're trying to sell your property?**

Zoopla's latest October figures show that homeowners are facing more competition for buyers.

And this is where the difference between simply advertising a property and actively selling it becomes particularly important.

Imagine your home has been on the market for six weeks.

You're getting views on Rightmove.

But hardly anyone is arranging to see it.

What should your estate agent be doing?

Waiting for the market to improve?

Or reviewing how the property is performing, considering buyer feedback and discussing whether changes to the marketing strategy could help?

At British Homesellers, we believe an estate agent's role extends well beyond publishing a listing.

Our team works with prospective buyers, negotiates offers, monitors property performance and helps progress agreed sales.

Of course, no estate agent can guarantee a buyer or a particular selling price.

But **a clear strategy and proactive communication become increasingly important when buyers have more choice.**

If you're thinking of selling, don't just ask an estate agent what your house is worth.

**Ask them what they'll actually do to help you sell it.**

Should your estate agent's responsibility end the moment your house sale completes?

Laura's experience raises an interesting question.

Her property sale had already gone through.

The transaction was complete.

But that wasn't the end of the support she received from British Homesellers.

Charles personally contacted Laura afterwards to check that everything was okay and that she was happy.

And when a misunderstanding arose between Laura and her buyers, Charles helped negotiate a resolution.

As Laura explained, the team didn't technically have to get involved.

The sale was already completed.

But they did.

And that made a lasting impression.

"I absolutely recommend yourselves to anybody really."

For us, this is what good customer service should look like.

Selling a property is a significant life event, not simply a transaction.

And sometimes the smallest gestures, particularly when there's nothing left to gain commercially, make the biggest difference.

Thank you, Laura, for sharing such lovely feedback.

Would you expect your estate agent to help with an issue after completion?

🏡 **PROPERTY MYTH MONDAY: “Using three estate agents means three times as many buyers!”**

It's an understandable assumption.

If one estate agent can attract buyers, surely three agents will attract even more?

But there's a problem with that theory.

Many estate agents advertise on the same property portals, including Rightmove and Zoopla.

That means the same buyers may see your property advertised by several different agents.

Multiple listings can sometimes create confusion, particularly if photographs, descriptions or asking prices differ.

And depending on the contracts you sign, using more than one estate agent can also affect the fees you're liable to pay.

Of course, there are circumstances where a multi-agency approach makes sense.

But it doesn't automatically mean a quicker or better sale.

At British Homesellers, we believe the fundamentals matter more:

✅ Effective property marketing.

✅ A competitive pricing strategy.

✅ Experienced negotiators.

✅ Monitoring buyer interest and responding when necessary.

✅ Supporting the transaction after an offer is agreed.

**The objective isn't to have the most estate agents advertising your home. It's to achieve a successful sale.**

Would you rather use one estate agent with a clear strategy or several agents competing to sell your property?

Who is actually the best person to show prospective buyers around your home?

An estate agent?

Or the person who's lived there and knows every detail?

Emma has a very clear opinion.

When she sold her property with British Homesellers, she actually enjoyed conducting the viewings herself.

She liked meeting prospective buyers, answering their questions and showing them around.

As Emma explained:

"I felt I did a better job than an estate agent who wasn't that engaged with it."

It's an interesting point.

Nobody knows a property quite like the person who lives there.

Of course, not every homeowner wants to conduct their own viewings, and that's perfectly understandable.

But for Emma, it was something she genuinely enjoyed.

And what did she think of the team supporting her throughout the process?

"They were all genuine, kind, efficient, friendly."

Her overall verdict?

"I couldn't have had a better service really."

Thank you, Emma, for such lovely feedback.

🏡 **WHY CHOOSE BRITISH HOMESELLERS?**

**Putting your property on Rightmove is the easy part. What happens afterwards is what really matters.**

Imagine your property has been on the market for six weeks.

It's getting views, but very few enquiries.

What should your estate agent be doing?

Simply waiting for the phone to ring?

Or actively reviewing the property's performance, discussing buyer feedback and considering whether the marketing strategy needs adjusting?

At British Homesellers, we believe the job goes far beyond advertising your home.

Our team works with prospective buyers, negotiates offers, monitors how properties are performing and helps progress agreed sales towards completion.

And with over £5 billion in property sales managed, we have extensive experience of the challenges involved in selling homes.

**A good estate agent doesn't just market your property. They help you navigate the entire selling process.**

That's the service we aim to provide at British Homesellers.

**Homeowners: what's the single most important thing you expect from an estate agent?**

"I would never use a traditional estate agent again."

That's what Neil Ball told us when reflecting on his experience.

And it raises an interesting question.

Are homeowners always being offered enough choice when they decide to sell?

Neil explained that when he first contacted our team, he was impressed by the different options available.

Rather than being restricted to one approach, he could discuss whether a direct purchase or marketing the property to find a buyer might suit his circumstances.

That flexibility was what made him feel the service was different.

He took two or three weeks to think about it before deciding to proceed.

And having now experienced the service?

"I would recommend you guys all the time."

We think homeowners should feel comfortable exploring their options before making such an important decision.

Not every seller has the same priorities.

And not every property needs the same approach.

What do you think?

Is the traditional estate agency model still the best way to sell a home, or should sellers expect more choice?

🏡 **THE PSYCHOLOGY OF SELLING: Can a house actually look too cheap?**

Imagine you're browsing properties online.

Three houses appear broadly comparable.

One is £450,000.

Another is £475,000.

The third is £500,000.

But the £450,000 house looks every bit as attractive as the others.

What's your first thought?

“Fantastic bargain!”

Or…

“What's wrong with it?”

There's an interesting psychological concept called **price-quality bias**.

When we don't have complete information, we sometimes use price as a signal of quality.

That can make an unusually cheap-looking property seem suspicious, even where there's a perfectly reasonable explanation for its asking price.

Of course, buyers love value, and a competitive asking price can generate strong interest.

But how a property is presented and positioned matters.

The price needs to make sense in the context of the other homes buyers are considering.

**Would an unusually cheap asking price make you more interested in a property, or more suspicious?**

"They went to lengths I didn't expect an estate agent to go to."

That's one of the nicest things a customer can say about the service they've received.

Amir Ramzan recently shared his experience with British Homesellers.

And what stood out wasn't simply the result.

It was how the team handled the journey.

Amir explained that we kept him informed throughout, whether the feedback was positive or negative.

He also appreciated the empathy shown towards his circumstances.

But perhaps the most important part was what happened when there was disappointing news.

Rather than simply passing on a setback and leaving him wondering what would happen next, the team would explain the alternatives and what opportunities remained.

As Amir described it, there was always something constructive to discuss.

We think that matters.

Because selling a property isn't always straightforward.

Offers can fall through. Buyers can change their minds. Plans can change.

You can't control every obstacle.

But you can control how you communicate, how you support your customers and how hard you work to find a way forward.

Thank you, Amir, for such thoughtful feedback.

What matters most to you in an estate agent: communication, price achieved or how they handle problems?

🏡 **ASK AN ESTATE AGENT: Can you change your mind after accepting an offer on your house?**

Imagine you've accepted £450,000 for your property.

Your buyer has paid for a survey, instructed a solicitor and started arranging their mortgage.

But now you've decided you don't want to move.

Can you cancel the sale?

In England and Wales, generally yes, provided contracts haven't been exchanged.

Until exchange, either party can normally withdraw without being legally required to complete the purchase.

But that doesn't mean there aren't consequences.

Your buyer may have spent money on surveys, mortgage arrangements and legal work.

And if there's a chain, other people's moves could be affected too.

Once contracts are exchanged, however, the agreement is legally binding and withdrawing can create serious legal and financial consequences.

**Here's the debate:**

Should there be a financial penalty when either a buyer or seller pulls out of a property sale after an offer has been accepted?

Or should everyone remain free to change their mind until exchange?
