We have some exciting news to share! Our designer and office manager, Matt, is moving to the Okanagan and will be starting a new branch of 4th Dimension in the interior. Matt started with us as a draftsperson 10 years ago and has slowly worked his way up to meeting with clients, managing workflow and doing his own designing. If you have worked with Matt, you know that his is very personable and diligent in his work and always tries to help everyone get what they need.

He is ready for a new challenge and starting in June, he will be working in the central Okanagan. He will be still connected with us daily, as he works remotely, but will be working to establish his own clientele as well. We are excited for this new opportunity and looking forward to him doing great things in the interior!

We have a return client doing a renovation in Abbotsford and they sent us pictures of the last renovation they did 4 years ago in Langley that we designed. They were telling us how great it turned out and how there was a huge bidding war. We hope this new project turns out even better! Stay tuned!

As of June 30, Mission, and many other municipalities, have passed the new SSMUH (Small Scale Multi-Unit Housing) bylaws into law. What does this mean for Mission? It means that you can now have up to four living units on any city serviced, residentially zoned property. This opens things right up and allows for creativity and flexibility with housing on what was previously only allowed a single dwelling. Want to build a triplex with siblings? You can now do that. Want to building a detached housing unit in your backyard for your parents? You can now do that too. In order to make this happen, many of the bylaws regarding setback, height, square footage, parking, etc. have been scaled back or eliminated. Planning requirements have been waived and you're allowed to go straight to building permit stage.

We're just wrapping up the plans for this oceanfront modern stunner in Lion's Bay! This is a very challenging site in that we have both oceanfront and stream riparian setbacks and a geotechnical berm that left is with a triangular building envelope. When like give you triangles, you embrace the triangle! We created a triangular three level deck that mimics the the front of a ship. The ocean views from the roof deck will be spectacular!

We're just finishing up this contemporary beauty in West Vancouver! We do wireframe renderings to give the client a 3D visual to make any final changes before we complete drawings for permit application. We also complete one of the views to be photo realistic to go on our cover page. This house has incredible views out the front and side so we situated the 3 levels of decks to take advantage of these views.

We are working on an exciting new project for the Seabird Island Band! We are doing the designs to completely redesign, renovate and energy retrofit 12 residential dwellings. These houses are nearing the end of their liveability so creating new, energy efficient homes that will last another 40-50 years is an important task. We are looking forward to completing this project in March!
